You see, from last year, the year before, and up until now, I have consistently talked down the real estate market. The actual situation of China's real estate is indeed the same; look, property prices have no rebound whatsoever, continuously undergoing a slow, grinding decline. Everyone, look at how things are now: important economic news and government news in China hardly ever talk about real estate anymore. In the real estate sector, at most, it's just some local area loosening restrictions slightly—for example, Shanghai, let me use Shanghai as an example, allowing outsiders to buy two apartments or something similar. At that time, what was it really? The Chinese Communist Party was trying to create a tense atmosphere around real estate, making ordinary people constantly drive property prices higher every single day.
A few months ago, when I was in China, seeing those prices was truly outrageous; you couldn't have imagined it. This was just like playing the stock market. The Chinese government, the Communist Party, turned real estate into a stock market, turning it into a stock market where prices were pushed higher and higher every single day, pushed higher continuously for months. In Shanghai at that time, the peak around 2010-2019, when things were rising, within two weeks, within one week, a single apartment's price would jump by 500,000 or 1,000,000 RMB. Can you imagine that? Ordinary people panicked, everyone panicked, because the money sitting in the bank wasn't real money anymore, and the system was forcing you to buy a house. Let me give an example: back then, ordinary people didn't actually have that much cash on hand. Relying on income and making money is not easy, and saving money is not easy. Suppose your monthly salary is 30,000 RMB, and you spend at least 10,000 to 20,000 RMB on living expenses, which gives you a relatively good living condition. If you manage to save half, which is 15,000 RMB, in a year you only save 180,000 RMB, less than 200,000 RMB, and you still have other expenses like traveling, so you can only save a little over 100,000 RMB a year. Think about it: even if you save for ten years, you only have 1,000,000 RMB; in twenty years, you only have 1,000,000 RMB—wait, around 2,000,000 RMB. How could you possibly have that much cash? Ordinary people in China do not have cash, unless they get a windfall, such as corruption, or running a business where somehow, somewhere, you make a sudden windfall and suddenly earn a lot of money. But being a boss is rare after all, and there aren't that many.
So, everyone has two million, and it's hard for a family to save two or three million. Well, house prices rise. You still have a relatively small house, so what do you do when prices rise? If you were planning to buy a house in the future, trying to find a way to buy one, buying a new home, or upgrading, in such a situation, prices go up by 500,000 in a week or two—how can you stand that? You are forced to take that money out to pay the down payment. At that time, house prices in Shanghai were rising sharply. A three-to-five-million-yuan house was an old apartment that you wouldn't even consider; you could only buy a new house, and a new house that was relatively far away. At that time, the CCP, the Communist Party, would build high-speed railways, build them further out, build light rails, build subways, build them further out, and expand the entire urban area, so houses would be in other places. But in these suburban areas, because it's a new district, it's a new district, the scale is also very large, so the houses are bound to be a bit bigger. Ordinary people feel balanced in their hearts, buying 150 square meters, 200 square meters, some buying 180, large layouts. You buy one, you just buy one. How much? The benchmark interest rate was about five-point-something, and then adding other loans required adding other fees, and it would float up by 10% or 20%, probably six or seven. Even if you borrow at six or seven points, even if you borrow for thirty years, you have to pay every year, every month, twenty or thirty thousand yuan, nearly thirty thousand yuan. So what do you do? The whole family works hard to make money, everyone goes to work to make money. Now the economy is bad, and in the future, it's over. If the house price drops by 50% all of a sudden—now it really has dropped by 50%—a six-million-yuan house becomes three million. Your two-million-yuan down payment is already gone, and now you are still carrying a four-million-yuan debt. Four million means that if you carry it for thirty years, it doubles, which means you are carrying over eight million in debt. You still have to pay twenty-something thousand yuan every month, two or three thousand yuan, you are still required to pay.
Xi Jinping's targeting of the real estate decline can be said to be an absolute conspiracy, an act of evil; this is an act of evil. He suddenly hit house prices by 35% to 40%. Some even, in some places, it has fallen by 50%, and they have been firmly locked in; ordinary people have been firmly locked in. What is real estate like? Once house prices fall, it's like a shackle, clamping both your hands, tying you to a pillar, and you can't move.
So if Xi Jinping continues like this, he will still do this kind of thing, and there are still people cashing out right now. In the past couple of days, it seems a friend from Shanghai called me, and after chatting with him for a bit, he mentioned: which houses are selling the most in Shanghai right now? Those worth 10 million and above, around 10 million or higher—meaning houses with relatively high prices. What is the situation with Shanghai houses now? They are priced without a market. Houses in the surrounding areas have already dropped by 40% or 50%. I'm talking about places like Songjiang, Qingpu, Nanhui, Chuansha, these older areas, including houses in Jiading, have already dropped 40% or 50%. The relatively high-value houses in the urban areas haven't dropped as severely, dropping around 30%. But these houses usually end up listed there with no one buying them, no one buying them at all, and nobody is optimistic about the future. So what is the reason so many houses are being sold? It means that wealthy people are all fleeing, fleeing outward. Capital is fleeing outward, people are fleeing outward, entire families are fleeing outward. The fact that entire families are fleeing means it's actually over, it's already over. You know, a house currently listed for 10 million was actually worth 15 million in the past. Back then, a 15 million house could easily be sold within two or three days of being put on the market. If you listed it today, you might have five or six families viewing it the very same day, because everyone was scared and believed that housing prices would keep rising. A 15 million house was very likely to shoot up to 18 million or 20 million once it rose, and many people were speculating on real estate. Now, many of them are trapped.
Therefore, Xi Jinping must—now that Xi Jinping is walking the path of dictatorship more and more intensely—Xi Jinping is currently fighting for his life against the second-generation red elites and the second-generation official elites, while simultaneously fighting against the common people, robbing them of their assets. Once this transaction tax becomes high, no one will want to buy houses. First, houses won't appreciate anymore, so people don't want to buy; second, the economy is bad and incomes are gone, so people don't want to buy; third, the holding costs are high, and property taxes are increasing. Tell me, who would want to buy a house? No one wants to buy. So now there is a term called 'lying flat.' No matter what kind of house I live in, even if I live in an ordinary one, I just lie flat. I won't buy these houses, I won't generate transactions, and I only eat a few bites of food every day, so I don't have many costs. But now, people can't even afford to eat. A couple of days ago, I saw on a video a young man who eats breakfast and drinks morning liquor—Shaoxing people drink morning liquor. Do you know how much a small can of braised large intestines costs? Just a small plastic can, how much? It's terrifying: 45 RMB. And this is at a stall, a morning breakfast stall where they are selling it. Such a small can, just one after another, 45 RMB. Then you buy a few other things, and a morning meal costs 60 or 70 RMB. Think about it, it has reached this point. How is this price? These prices are gradually aligning with the world, but the income of the Chinese people—of course, this blogger himself runs a hotel and is relatively wealthy, but the common people cannot even afford to eat. If this continues, the Chinese people truly will not be able to afford to eat. Real estate is firmly locked up, and property cannot be liquidated. The ultimate evil consequence of Xi Jinping pursuing a dictatorship—let us recall the period from 1949 to Mao's death. You tell me, after Mao took power back then, was Chinese real estate ever liquidated? Even if you were a capitalist, even if you had two houses—many old capitalists in Shanghai had several houses—do you know who those houses went to?
